What is a slide-on balcony system and how does it work?
FlightDeck® is a patented, off-site manufactured balcony system engineered for rapid installation. Each prefabricated balcony unit, which arrives 95% finished, includes structure, soffits, balustrades and decking. The balcony is designed to slide onto pre-installed structural arms fixed to the building frame. Operatives work safely from the interior, eliminating scaffold dependency and reducing installation time to a matter of minutes.

Traditional bolt-on systems are delivered in parts and assembled on-site, often requiring scaffolding, cranes and working under live loads.
FlightDeck® arrives as a complete unit - fully fabricated, pre-finished and ready to slide on. This minimises crane hook time, streamlines sequencing and allows balconies to be installed post-facade or from floorplate up without return visits.

Yes. All components are Class A1 or A2 fire-rated and compliant with UK fire safety regulations, including Approved Document B and Regulation 7(2). Materials such as aluminium decking, powder-coated or anodised finishes and zinc-sprayed steels meet stringent flame spread and combustibility thresholds.

No. The system is specifically designed to be installed without external scaffold. Balconies can be fitted from the internal slab or using MEWPs (Mobile Elevated Work Platforms), enabling safer installation in live or constrained environments. This reduces programme risk, labour exposure and on-site congestion.

Yes. FlightDeck® supports full sequencing flexibility. Balconies can be installed top-down, bottom-up or floor-by-floor depending on your project programme. This makes it ideal for projects using unitised facades, off-site construction or staged envelope installation.

The system is compatible with standard slab-edge conditions, unitised and pre-glazed facade systems and precast concrete cladding panels. Brooksby provides dedicated fixing solutions - including cast-in anchors and stub connectors - tailored to each facade type and structural tolerance.

Each FlightDeck® unit features up to 30mm of multi-directional tolerance (X, Y, Z axes), allowing for precise levelling and compensation for slab edge or facade variation. This flexibility simplifies coordination and removes the need for excessive structural adjustment or bracketry.

Soffits and fascias are available in powder-coated or anodised aluminium in a wide range of RAL colours and textures. Balustrades can be glass, vertical bar or solid panel, all factory-fitted and compliant with a minimum 1100mm height. Custom finishes (e.g. perforated panels, privacy screens) can be accommodated with design input.

Yes. Balconies are delivered 95% complete, including chassis, soffit, decking, fascia and balustrade. Pre-assembly ensures consistent quality, fire compliance and full traceability via our FlightPathQC system. The only on-site tasks are slide-on, fix and final tolerance adjustment.
