Scope

The Project
Eden Grove is a major residential development in Staines-upon-Thames delivered by Berkeley St Edward. The scheme comprises six residential blocks ranging from 8 to 14 storeys, providing 489 apartments, approximately 20,000 sq ft of commercial space, dedicated resident amenity areas and basement car parking.
As part of the façade package, Brooksby was appointed to design, fabricate, assemble and install 216 prefabricated balconies across the development.
The Solution
The project utilised Brooksby’s FlightDeck SlideOn modular balcony system, enabling balconies to be fully manufactured and pre-assembled offsite before delivery to site. Units were then lifted into position and connected to pre-installed structural brackets.
This approach helped support programme efficiency across six residential buildings while maintaining consistent manufacturing quality and reducing onsite installation requirements.
Design & Materials
The balconies were designed to complement the architectural appearance of the development while meeting modern durability and safety requirements.

- Flat and profiled aluminium fascia panels.
- Stone-effect polyester powder coated (PPC) aluminium finishes.
- Aluminium vertical bar balustrades.
- Aluminium soffit panels.
- Controlled front-edge drainage system.
- Lightweight A2 fire-rated aluminium decking.
Installation
A total of 216 prefabricated balconies were delivered fully assembled and installed using Brooksby’s crane-assisted SlideOn installation method. The balconies were mounted onto pre-engineered connections, significantly reducing onsite assembly requirements and supporting efficient installation across the six residential blocks.
Outcome
The balcony package formed an integral part of the Eden Grove development, delivering a durable, non-combustible and architecturally integrated balcony solution.
The use of offsite manufacturing together with the FlightDeck SlideOn system supported the efficient delivery of the balcony installation across this multi-building residential scheme.
