Brooksby is proud to have delivered the balcony package for Eden Grove, a major residential development in Staines-upon-Thames by Berkeley St Edward.

The development comprises six residential blocks ranging from 8 to 14 storeys, providing 489 apartments, approximately 20,000 sq ft of commercial space, dedicated resident amenity areas and basement car parking. As part of the façade package, Brooksby was appointed to design, fabricate, assemble and install 216 prefabricated balconies across the scheme.
FlightDeck SlideOn Balcony System
The project utilised Brooksby’s FlightDeck SlideOn modular balcony system, enabling balconies to be fully manufactured and pre-assembled offsite before delivery to site. Units were then lifted into position and connected to pre-installed structural brackets.
This offsite approach provided key benefits including:

- Improved health and safety during installation
- Efficient programme delivery across multiple blocks
Design & Materials
The balconies were designed to complement the architectural appearance of the development while ensuring durability and compliance with modern safety requirements.
External Fascias
A combination of flat and profiled aluminium fascia panels contributed to the visual variation of the façade.
Finish
Stone-effect polyester powder coated (PPC) aluminium finishes were selected to provide durability and align with the architectural palette of the buildings.
Balustrading
Aluminium vertical bar balustrades delivered a contemporary aesthetic while meeting safety regulations.
Soffit Panels
Aluminium soffit panels were installed to create a clean underside appearance to each balcony.
Drainage System
Brooksby’s controlled front-edge drainage system was integrated into the balcony design, allowing efficient water management while maintaining discreet detailing.
Decking
Lightweight A2 fire-rated aluminium decking was utilised to support fire safety compliance while reducing structural loading.
Installation
A total of 216 prefabricated balconies were delivered to site fully assembled and installed using a crane-assisted SlideOn method. The balconies were mounted onto pre-engineered connections, significantly reducing onsite assembly and enabling rapid installation across the six residential blocks.
Outcome
The balcony package formed an integral part of the Eden Grove development, delivering a durable, non-combustible and architecturally integrated balcony solution.
The use of offsite manufacturing and the FlightDeck SlideOn system supported efficient delivery of the balcony installation across the multi-building scheme.
